Flooring Cost for a 1,000 Sq Ft House and an 800 Sq Ft Condo in Toronto: Four Materials Priced Line by Line

The flooring cost for 1000 square feet depends on four choices: the material, whether it clicks together or is nailed down, whether an old floor has to come out, and whether the job is a house or a condo. Instead of a loose range, this page builds two complete bills, a 1,000 sq ft house and an 800 sq ft condo, for laminate, SPC vinyl, engineered hardwood and solid hardwood. Hold your own quote next to them and the differences show up line by line. Prices are live catalogue prices, and the labour rates are the ones our flooring installation service uses when we write a quote.

The short answer for a 1,000 sq ft house

Here is where a 1,000 sq ft house lands once material, labour, delivery, removal of an old floating floor and 13% HST are all counted. Every figure assumes a flat, sound subfloor and delivery to a Toronto M postal code.

  • Laminate: $6,044.37 with removal, $4,575.37 without.
  • SPC vinyl: $6,618.24 with removal, $5,149.24 without.
  • Engineered hardwood: $10,040.05 with removal, $8,571.05 without.

Before HST, and with removal and delivery included, that works out to between $5.35 and $9.74 per sq ft of floor. For the 800 sq ft condo, click laminate comes to $5,626.50 and SPC vinyl to $6,074.29 with removal and HST. The two nail-down floors have no published condo labour rate, so they are priced after viewing; the condo section explains what we can still tell you.

Four floors, four box prices

We picked one floor from each material. All four were in stock when the prices were pulled, and each sits toward the lower end of its own range. Price per sq ft is the box price divided by the sq ft in the box, so read both numbers before comparing.

Those four are samples, not ceilings. Across the catalogue, the 58 laminate products in stock run from $1.33 to $4.54 per sq ft, the 87 SPC products from $2.66 to $5.08, the 35 engineered products from $4.73 to $6.18 and the 37 solid hardwood products from $4.99 to $9.99. How each line of the bill is calculated

Every figure in the tables follows the same order our quotes use, so you can repeat it with your own area:

  1. Waste-adjusted area = floor area x 1.05, because we allow 5% for cuts. A 1,000 sq ft floor is ordered and installed as 1,050 sq ft, and 800 sq ft becomes 840 sq ft.
  2. Boxes = waste-adjusted area divided by the sq ft in one box, rounded up to a whole box.
  3. Material = boxes x box price.
  4. Labour = waste-adjusted area x the installation rate. Laminate and SPC are $1.50 per sq ft in a house and $2.00 per sq ft in a condo. Nail-down hardwood is $2.00 per sq ft in a house.
  5. Underlayment = full rolls of 200 sq ft at $50.00 each, added for click-lock laminate. The SPC plank here has its pad attached, and the nail-down floors carry no underlay line in a standard quote.
  6. Removal = original floor area x the removal rate, with no waste added. A floating laminate or click floor is $1.30 per sq ft in a house and $1.60 per sq ft in a condo; carpet is $0.70 per sq ft and $1.00 per sq ft.
  7. Delivery = a flat $150.00 for Toronto M postal codes, or $200.00 for L postal codes.
  8. Subtotal = all of the above, then add 13% HST on the subtotal for the total. Each line is rounded to the cent.

Here is the laminate in the house worked through. The 1,050 sq ft area divided by 21.42 sq ft per box gives 49.02, which rounds up to 50 boxes, and 50 boxes at $40.48 is $2,024.00. Underlayment is 1,050 divided by 200, or 5.25, so 6 rolls at $50.00 is $300.00. Each rounding step is a place where two quotes can quietly disagree.

Budget for a 1,000 sq ft house, floor by floor

This table assumes a house with a flat, sound subfloor, an old floating laminate or click floor coming out at $1.30 per sq ft, and delivery to an M postal code.

Skip the removal and the totals fall to $4,575.37, $5,149.24, $8,571.05 and $9,534.49. If the floor coming out is carpet, removal is $700.00 instead of $1,300.00, which takes $600.00 off every subtotal before HST.

Box size matters too. The solid maple box covers only 17 sq ft, so the same 1,050 sq ft takes 62 boxes, against 45 of the larger SPC boxes. Whole boxes also mean you buy slightly more floor than the room needs, which is why the covered area in each column runs a little above 1,050 sq ft.

Budget for an 800 sq ft condo

The condo table uses our condo installation rates: laminate and SPC labour at $2.00 per sq ft, and removal of a floating floor at $1.60 per sq ft. Delivery is the same flat $150.00. The two nail-down floors are left unpriced where we have no condo rate to quote.

Without removal, the laminate and SPC condo totals are $4,180.10 and $4,627.89. With carpet coming out instead, removal is $800.00 at $1.00 per sq ft.

Engineered and solid hardwood in a condo

Our installation rates list a house price for nail-down installation and leaves the condo price blank, so we price it after viewing the unit instead of guessing. The rest of the bill is known. Material, removal and delivery come to $5,698.00 for the Villa engineered floor and $6,420.00 for the Lauzon maple, before labour and HST. Check your building's own rules on flooring, work hours and moving materials before you order any of the four.

Where the gaps between the columns come from

Laminate against SPC vinyl

In the house, SPC costs $807.85 more in material ($2,831.85 against $2,024.00). Labour is identical at $1,575.00. But click laminate needs 6 underlay rolls worth $300.00, so the subtotals end up only $507.85 apart. The SPC plank already comes with its pad attached. Engineered against solid hardwood

Both are nailed down, so labour is the same $2,100.00. The gap is $852.60 of material, from the higher box price and the 17 sq ft box. The engineered hardwood budgets show how wear layer and plank width move the engineered side of that comparison.

House against condo

The condo floor is 200 sq ft smaller, yet laminate labour is $1,680.00 there against $1,575.00 in the house. The higher rate, the dearer removal and a delivery charge spread over less floor push laminate to $6.22 per sq ft before HST in the condo, against $5.35 in the house.

What sits outside these totals

  • Subfloor repair and levelling: quoted after we see the floor.
  • Stairs: priced from photos or a visit, not from the per-square-foot rate.
  • Trim and baseboards: plan on about 0.3 linear ft of trim per sq ft, which means roughly 300 linear ft in a 1,000 sq ft house and 240 linear ft in an 800 sq ft condo. The price follows your layout.
  • Glued-down flooring or tile removal: priced after viewing.
  • L postal codes: delivery is $200.00 instead of $150.00, which adds $50.00 before HST.
  • Stock for the full order: big areas need dozens of boxes of one product, so ask us to confirm the whole box count before you commit.

Matching a floor to a budget

Click-lock laminate suits a dry area where the total matters most, and it has the smaller total in both tables. SPC vinyl is the better fit when moisture is a worry, since the Riche plank is listed as waterproof in our catalogue. Engineered hardwood gives a real wood surface at a lower material cost than the solid maple here. Solid hard maple makes sense if you want a single-species, 19mm floor and can accept the extra material cost.

Checking a contractor's quote against these tables

A fair comparison needs the same lines on both sides. Before you compare totals, look for these in the other quote:

  • Is labour charged on the measured area or on the waste-adjusted area?
  • Does the material line show whole boxes, and does it say which product and how many sq ft per box?
  • Is underlayment listed for a click-lock floor, and is the pad already attached to the plank?
  • Is removal shown as its own line, with the type of old floor named?
  • Are delivery and HST on the page, or left out of the headline price?

A quote that leaves any of these out is not wrong, but it is not yet comparable. Ask for the missing line before you decide.
