Putting a floor into a condo costs more per square foot than putting the same floor into a house, and our rate sheet shows exactly how much. Labour for laminate and SPC vinyl plank is $2.00 per sq ft in a condo and $1.50 per sq ft in a house or basement, a gap of $0.50 or 33%. Quick answer: how much more is a condo install per sq ft?
- Laminate and SPC vinyl labour: a condo is priced at $2.00 per sq ft, a house or basement at $1.50, which is $0.50 more.
- Engineered click-lock labour: the condo rate is $2.00 and the house or basement rate is $1.70, which is $0.30 more.
- Removing a floating laminate or click floor: $1.60 per sq ft in a condo against $1.30. Carpet removal is $1.00 against $0.70.
- Quarter round trim: $1.60 per linear ft in a condo against $1.30 in a house.
- The planks themselves: unchanged. A box costs the same whichever building it is going into.
- A 700 sq ft example with removal: the condo job adds $577.50 before HST, made up of $367.50 of extra installation labour and $210.00 of extra removal.
Basements use the house column. Installation labour is charged on your floor area plus a 5% waste allowance, while removal is charged on the exact area coming out.
House and condo rates side by side
These six rates cover most of what separates a condo quote from a house quote. Each one comes from the rate sheet our quotes are built on, and the last column shows how much higher the condo rate is, rounded to a whole percent.

Two patterns stand out. Removal and trim each carry the same $0.30 gap, but because carpet removal starts from a low house rate, that $0.30 is a 43% jump, the steepest percentage in the table. Engineered click-lock has the narrowest installation gap because its house rate is already $1.70, so the condo rate is only 18% higher.
Not every job has a printed rate. Laminate and vinyl jobs under 300 sq ft, removal of glued-down flooring or tile, door shaving and stair work are priced after viewing the space, in a house and in a condo alike. If your unit is small, expect a viewing or photos before a number, not a calculation from the table above.
What can sit behind the extra $0.50 per sq ft
Our rate sheet lists the condo rate as its own column and does not split the $0.50 into line items, so we cannot tell you that a certain number of cents goes to elevator time. What we can do is describe what condo work can involve that a ground-level house job often does not, so you know what to ask your building. These are typical condo factors, not a breakdown of our rate, and every building is different.
Getting boxes and tools to the unit
A floor is a lot of material. The 700 sq ft example further down needs 54 boxes of SPC plank, and carrying that many boxes through a lobby, a shared elevator and a corridor takes longer than carrying them through a front door. Some buildings ask residents to book the service elevator or a loading area in advance, so ask your property manager whether yours does and for how long a booking lasts.
Work hours and noise
Cutting, removing an old floor and hauling debris are noisy jobs, and neighbours share your walls, floor and ceiling. A building may limit the hours when that work is allowed, which can stretch a single job over more visits. Ask for the permitted hours in writing before you pick an install date.
Sound-control requirements
Some condo boards set a sound requirement for a new floor, such as a particular underlay or a rated assembly. That can change the product you choose and the steps your installer follows. The subfloor underneath
If your unit sits over a concrete slab, a slab that is not flat or dry needs attention before planks go down. Levelling and subfloor repair are not part of either installation rate. They are quoted after we see the floor, in a house and in a condo, so a condo quote is only a planning number until the subfloor has been looked at.

To turn rates into a budget, the example uses a SPC vinyl plank and a laminate from our current catalogue. Price per square foot is the box price divided by the coverage in each box.

The two Riche planks are listed as waterproof and share the same price and coverage, so one set of numbers covers both. The pad is attached to the back of the plank, which matters for the quote because it removes the separate underlay line.
The laminate is the lower-priced material at $2.49 per sq ft, and it needs a separate underlay, which the example adds at $50.00 per 200 sq ft roll. That one difference is why the laminate and SPC columns below do not simply differ by the price of the planks.
Worked example: 700 sq ft in a house and in a condo
The same five steps run for both building types, and only the labour and removal rates change. Here is the arithmetic so you can repeat it with your own area:
- Waste-adjusted area = 700 sq ft x 1.05 = 735 sq ft.
- Boxes = 735 sq ft divided by the coverage per box, rounded up to whole boxes. That is 43 boxes of laminate and 54 boxes of SPC.
- Material = boxes x box price. Underlayment for laminate = 4 rolls x $50.00, because 735 sq ft needs four 200 sq ft rolls.
- Labour = 735 sq ft x the installation rate. Removal = 700 sq ft x the removal rate, with no waste added.
- Subtotal = material + underlayment + labour + removal. HST = 13% of the subtotal, added for the total.
The old floor in this example is a floating laminate or click floor being removed from the whole 700 sq ft, at $1.30 per sq ft in a house and $1.60 in a condo. Delivery, trim, levelling and stairs are left out so the comparison isolates the building-type effect. Delivery depends on your postal code and is quoted separately.

Read across and the pattern is plain. The condo subtotal is $577.50 higher than the house subtotal for both floors: $367.50 from installing 735 sq ft at $0.50 more, and $210.00 from removing 700 sq ft at $0.30 more. That premium is 14% of the house laminate subtotal and 11% of the house SPC subtotal, so it weighs more on a lower-priced floor. With HST the difference is $652.58 on laminate and $652.57 on SPC, a one-cent gap that comes from rounding HST on each subtotal.
If the old floor were carpet instead, removal would come to $490.00 in a house and $700.00 in a condo, and the premium on that line would still be $210.00.
How the premium scales with area
Because every line is a rate times an area, the condo premium grows in a straight line with the size of the floor. Before HST, it is your area x 1.05 x $0.50 for installation, plus your area x $0.30 for removal. Here it is for three floor sizes:

These figures are for laminate or SPC vinyl, and they apply before 13% HST. Engineered click-lock narrows the installation part: on 735 sq ft, labour is $1,249.50 in a house and $1,470.00 in a condo, a gap of $220.50. Trim is the other line that moves
Our quotes estimate trim at 0.3 linear ft for every square foot of floor. On 700 sq ft that is 210 linear ft, so quarter round alone comes to $273.00 in a house and $336.00 in a condo, a difference of $63.00 before HST. Baseboards, transitions and door work are priced separately once we see the layout.
How to keep a condo quote in check
- Get the building's rules first. A sound requirement can add an underlay line or limit your product choice, and it is easier to price before you order than after the boxes arrive.
- Choose a plank with the pad attached when the building allows it. Our SPC examples carry an EVA pad, so the quote has no separate underlay roll to add. If your building asks for a specific acoustic underlay instead, that becomes an extra line.
- Ask whether the old floor can stay. Removal is $1,120.00 of the $5,938.00 condo subtotal for SPC in the example above. A flat, firmly bonded floor may be a candidate to leave in place, and we can tell you from photos.
- Do all the rooms in one booking. If your building asks you to schedule elevator or loading time, one scheduled job across the unit can mean fewer bookings than room-by-room visits. Your building's rules decide.
- Round your measurements up carefully. Boxes are sold whole, and 54 boxes of SPC cover 744.66 sq ft against the 735 sq ft needed, leaving 9.66 sq ft spare.

Why is flooring installation more expensive in a condo?
Our rate sheet charges a higher labour rate for condo units, $2.00 per sq ft against $1.50 for laminate and SPC vinyl, and it does not itemise the reason. Building access, permitted work hours and sound requirements are the usual areas where condo jobs differ, and your building's rules decide which apply to you.
How much more does a condo cost per square foot?
For laminate and SPC vinyl plank installation the gap is $0.50 per sq ft, and for engineered click-lock it is $0.30 per sq ft.
