Planning an engineered hardwood floor in Toronto or the GTA usually comes down to one question: what will the finished floor actually cost once it is installed? Box prices tell you only part of the story. Labour changes with the install method, the subfloor decides whether you need underlay, and old flooring has to come out before the new one goes in. This guide stays on engineered hardwood only and builds every number from our live prices and the installation rates we quote.
Quick answer: what does installed engineered hardwood cost in the GTA?
- Material: $4.73 to $6.18 per sq. ft. across our current engineered hardwood collection (box price divided by box coverage, before HST).
- Labour: $2.00 per sq. ft. for nail-down and $2.80 per sq. ft. for nail-down plus glue in a house or basement. Click-lock (floating) is $1.70 in a house and $2.00 in a condo, plus underlay.
- Installed, before removal, delivery and HST: about $7.07 to $9.43 per sq. ft., which includes the 5% waste allowance we build into every quote.
- Complete project totals with removal, delivery and 13% HST: $5,015.46 for 500 sq. ft., $8,282.90 for 800 sq. ft. and $11,469.50 for 1,000 sq. ft. in the worked examples below.

How much does engineered hardwood cost per square foot by wear layer, width and species?
Our engineered line is sold by the box, so we convert every price to a per-square-foot figure (box price divided by square feet per box). Every board currently in the collection is wire-brushed, character-grade European oak that is 3/4" thick, which means the three things that really separate one price from the next are wear layer, plank width and colour line.

A few honest observations from those numbers:
- Wear layer and width travel together. The 2mm boards are 6.5" wide and the 3mm and 4mm boards are 7.5" wide, so moving from entry to mid adds only $0.26 per sq. ft. for a wider plank and thicker wear layer.
- 3mm and 4mm boards share a box price in most colours. The standard 4mm colours are the same $97.00 per box as the 3mm ones. Only Driftwood sits higher, at $120.00 per box.
- Species is not a price lever in our current line. Everything stocked is European oak. If another supplier quotes a different species, compare wear layer, width and grade first.
Why the wear layer matters for lifetime cost
The wear layer is the real oak on top of the core, and a thicker one gives a refinisher more wood to work with later. Our 3mm and 4mm product pages both describe the wear layer as sandable and refinishable. Because the standard 4mm colours cost the same per box as the 3mm ones, the extra thickness is, at today's prices, a free upgrade. The installed-cost formula
We price engineered hardwood jobs with the same steps every time, and you can reproduce them on a calculator:
- Add 5% waste. Waste-adjusted sq. ft. = your measured sq. ft. × 1.05.
- Material. Boxes needed = waste-adjusted sq. ft. ÷ sq. ft. per box, rounded up to whole boxes. Material cost = boxes × box price.
- Labour. Waste-adjusted sq. ft. × the rate for your install method and building type.
- Underlay (click-lock only). Rolls = waste-adjusted sq. ft. ÷ 200, rounded up. Each roll is $50.00.
- Removal (if needed). Original sq. ft. × the removal rate for what is being pulled out. No waste allowance applies to removal.
- Delivery. $150.00 for Toronto-area postal codes starting with M, $200.00 for postal codes starting with L.
- HST. Ontario HST of 13% on the whole subtotal.
Install method: floating vs glue-down vs nail-down labour costs
How the floor is attached to your subfloor is the biggest lever on the labour line. These are our standard labour rates per sq. ft. Our engineered hardwood installation service page lists the same rates.

Optional installation warranty coverage adds $0.70 per sq. ft. to each of these rates. Here is how the methods differ in practice:
- Nail-down is the traditional method for wood subfloors and is the lower-labour of the two methods listed for the 3/4" boards in our range. Every board in our engineered collection lists nail-down as its installation method.
- Nail-down plus glue adds adhesive for extra hold. Our installation listing describes it as enhanced adhesion for added stability and sound reduction, and it pairs it with the 7.5" wide planks. It costs $0.80 per sq. ft. more in labour than nail-down alone.
- Floating click-lock is the quick, clean method and the cheapest on labour in a house at $1.70, but you must add underlay, which narrows the gap. It is also the only one of the three with a published condo rate.
Because our stocked boards are listed as nail-down products, confirm the method for your exact product and subfloor before budgeting on the floating rate. Here is labour plus underlay for each method on 500 sq. ft. (525 sq. ft. after waste):

Notice that once underlay is counted, click-lock in a house ($1,042.50) lands within a few dollars of nail-down ($1,050.00). The labour saving is real, but it is mostly spent on the roll of underlay. Our flooring installation cost guide covers labour for other flooring types if you are comparing.
Condo engineered hardwood: underlay and building rules
Condos change the budget in two ways. First, floating click-lock is the method with a standard condo labour rate ($2.00 per sq. ft. versus $1.70 in a house), and it always comes with underlay at $50.00 per 200 sq. ft. roll. A 500 sq. ft. unit needs three rolls, so underlay adds $150.00. Second, nail-down and nail-down plus glue do not have a standard condo rate, so those jobs are quoted individually.
Buildings also set rules on elevator or loading access, parking, work hours and sometimes acoustic underlay; we confirm these before scheduling. Any acoustic underlay requirement must be confirmed before a final quote, and the standard $50.00 roll in the formula above does not assume an acoustic specification.
Removal is also dearer in a condo. Pulling out an old floating floor (engineered, laminate or vinyl click) is $1.60 per sq. ft. in a condo versus $1.30 in a house, and carpet is $1.00 versus $0.70. These three examples are for a house in an M postal code and use the formula above. Each combines a different product, install method and removal type. No stairs or trim are included, and none needs underlay because nail-down and glue installs do not use it.

That works out to $8.88 per sq. ft. before HST and $10.03 per sq. ft. with HST, measured across the 500 sq. ft. you actually floor.
800 sq. ft. – 3mm, 7.5" mid tier, nail-down plus glue

That is $9.16 per sq. ft. before HST and $10.35 per sq. ft. with HST. Carpet is the cheapest floor to remove, which partly offsets the higher glue-assisted labour rate.

That is $10.15 per sq. ft. before HST and $11.47 per sq. ft. with HST. A standard $97.00 4mm colour instead of Driftwood would make the material line 55 boxes × $97.00 = $5,335.00, saving $1,265.00 before HST. Want numbers for your own rooms? Try our flooring budget estimator.
What else drives the final price?
- What is being removed. The removal rate runs from $0.70 per sq. ft. for carpet to $1.50 for nailed hardwood or engineered floors. Glued-down flooring and tile removal need a site review before we can price them, because they can be much more work.
- Trim and baseboards. We estimate trim at 0.3 linear feet per sq. ft. of floor. For 500 sq. ft. that is about 150 linear feet: $420.00 for new 4" baseboard at $2.80 per linear foot, or $195.00 for quarter-round at $1.30 per linear foot. Transitions such as T-mouldings and reducers are $10.00 per linear foot in a house and $15.00 in a condo, charged by actual quantity.
- Stairs. Stairs are not part of the per-square-foot rate. Our installation listing excludes stair installation, and stair nosing needs photos or a showroom visit before we can price it.
- Subfloor condition. Our installation listing covers base installation only, so subfloor prep is quoted separately if your subfloor is uneven or damaged.
- Delivery. A flat rate by postal code. It covers drop-off, not carrying boxes inside or up stairs and elevators.
How to save on an engineered hardwood project
- Pick the 3mm or 4mm standard colours over a boutique price. The $97.00 colours give you the same 7.5" plank as Driftwood for about $1.18 less per sq. ft. in material.
- Measure first, then buy whole boxes. Boxes are 19.42 or 20.24 sq. ft., and you pay for every box. Rounding up to the next box is built into our formula, so a small change in room size can sometimes save you a full box.
- Match the method to the subfloor. Nail-down at $2.00 per sq. ft. is $0.80 cheaper than nail-down plus glue. Where the subfloor is suitable, that is $400 less on 500 sq. ft. before waste and HST. Do not skip adhesive where it is the recommended method for your floor, though.
- Ask for one itemized quote. Material, labour, underlay, removal and delivery each appear as their own line, so you can see exactly where to trim.

How much does engineered hardwood cost per square foot installed in Toronto?
With our current range, material is $4.73 to $6.18 per sq. ft. and standard house labour is $2.00 to $2.80 per sq. ft. Including the 5% waste allowance, that is about $7.07 to $9.43 per sq. ft. installed before removal, delivery and HST. A whole project including removal, delivery and 13% HST came to $10.03 to $11.47 per sq. ft. in our three worked examples.
Is a thicker wear layer worth paying more for?
Between our 3mm and 4mm standard colours it costs nothing extra: both are $97.00 per 19.42 sq. ft. box. The step from 2mm to 3mm adds $0.26 per sq. ft. in material and also moves you from a 6.5" to a 7.5" plank. Driftwood is the one 4mm colour at a higher price, $6.18 per sq. ft.
Do I need underlay for engineered hardwood?
For floating click-lock installs, yes: our standard is $50.00 per 200 sq. ft. roll, in full rolls. Nail-down and nail-down plus glue estimates do not include it. In a condo, check whether your building requires an acoustic underlay.
Is installing engineered hardwood in a condo more expensive?
Typically yes. Click-lock labour is $2.00 per sq. ft. versus $1.70 in a house, removing an old floating floor is $1.60 versus $1.30, and underlay is added. Nail-down and glue-assisted condo installs are quoted individually.
Does the quoted price include removing my old floor and stairs?
Removal is its own line, $0.70 to $1.50 per sq. ft. depending on what comes out. Stairs are not in the per-square-foot rate; send photos or visit the showroom and we will price them separately.
