The formula

  1. Ordered area = floor area × (1 + waste % ÷ 100).
  2. Material = ordered area × price per sq ft for a price tier; for a specific product, boxes = ordered area ÷ sq ft per box, rounded up to whole boxes, × price per box. Price per sq ft = box price ÷ sq ft per box.
  3. Labour = ordered area × labour rate per sq ft for the flooring type, installation method and property type.
  4. Underlay = rolls × roll price, where rolls = ordered area ÷ 200 sq ft, rounded up.
  5. Removal = floor area × removal rate per sq ft (no waste added).
  6. Stairs = number of stairs × price per stair.
  7. Subtotal = material + labour + underlay + removal + stairs.
  8. HST = subtotal × 13%. Total = subtotal + HST.

Material prices are our current in-stock prices and change when stock or pricing changes. Labour, removal and underlay use our standard installation rates. Not included: trim, baseboards and transitions, subfloor levelling or repairs, furniture moving and custom stair work. We confirm the final price in writing after we have your measurements.
