How Much Does Vinyl Plank Flooring Cost Installed in Toronto and the GTA? 500, 800 and 1,000 Sq Ft Budgets

What vinyl plank flooring really costs installed in Toronto and the GTA. Current SPC plank prices, labour, removal, delivery and HST, with worked budgets for 500, 800 and 1,000 sq ft.

Vinyl plank is one of the easiest floors to budget for once you know the four numbers that drive the bill: what the planks cost per square foot, what installation costs, whether the old floor has to come out, and how much extra you need to order for cuts. This guide uses the live prices on our vinyl flooring collection and our current Toronto/GTA installation rates to build real budgets for 500, 800 and 1,000 sq ft projects, with HST included.

Quick answer: what does vinyl plank flooring cost installed in Toronto and the GTA?

  • Material: The SPC vinyl planks used in the budgets below range from $2.66 to $5.08 per sq ft, depending on thickness and wear layer.
  • Installation labour: $1.50 per sq ft for a house or basement and $2.00 per sq ft for a condo, applied to your area plus a 5% waste allowance.
  • Underlayment: $0 on every plank we list in the worked budgets below, because the pad is attached to the plank.
  • Old-floor removal (if needed): from $0.70 per sq ft for carpet to $1.30 per sq ft for a floating laminate or vinyl floor in a house.
  • Delivery: a $150 flat rate on Toronto (M postal code) installation quotes.
  • Tax: Ontario HST of 13% is added on top.

Put together, an 800 sq ft house with old-floor removal lands at roughly $5,328 (entry), $6,169 (mid-range) or $7,569 (premium) including HST. Skip the removal and the same project drops to $4,153, $4,993 and $6,394. Details, and the formula behind every number, are below.

Vinyl plank price tiers at Top Floorings Depot

The planks used in this guide are SPC (stone plastic composite) with a rigid, waterproof core. The tiers below group them by thickness and wear layer, which are the two specs that move the price the most. Price per square foot is the box price divided by the coverage in each box.

Two things are worth noticing. A 10mm plank costs more per square foot partly because each box covers less floor (11.82 sq ft against 23.64 sq ft for the 6mm plank). And the wear layer is what protects against scratches, so a 20mil layer matters in busy homes, rental units and kitchens. The installed-cost formula

This is the same arithmetic we use when we price a job, so you can run your own numbers before you call:

  1. Waste-adjusted area = your floor area x 1.05 (we allow 5% for cuts and offcuts).
  2. Boxes = waste-adjusted area divided by the sq ft in one box, rounded up to a whole box.
  3. Material = boxes x box price.
  4. Labour = waste-adjusted area x installation rate ($1.50 house or basement, $2.00 condo).
  5. Removal (only if needed) = your original floor area x removal rate. Removal is charged on the area you are tearing out, so the 5% waste allowance does not apply.
  6. Delivery = $150 flat for Toronto M postal codes ($200 for L postal codes).
  7. Subtotal = material + labour + removal + delivery. Then add 13% HST for the total.

One line that is missing from the formula compared with laminate: underlayment. The planks in these budgets already have an EVA or IXPE pad attached to the back, so there is no separate roll to buy. Each table below assumes a house or basement with a flat, dry subfloor, the old floor being a floating laminate or click vinyl that comes out at $1.30 per sq ft, and delivery to an M postal code. Without removal, the 1,000 sq ft totals are $5,149.24, $6,216.13 and $7,882.88 including HST.

Before HST, the all-in cost per square foot of floor area (removal and delivery included) runs from $5.86 to $8.49 across these nine examples. What a condo changes

Condo installation is priced at $2.00 per sq ft instead of $1.50, and removal of a floating laminate or vinyl floor is $1.60 per sq ft instead of $1.30. Taking the 800 sq ft mid-range example, that adds $660.00 before HST, so the subtotal becomes $6,119.00 and the total $6,914.47 with HST. Condo buildings also have their own rules, covered below.

What changes the cost

The subfloor

Our installation rate covers click-lock floating installation over a flat, sound subfloor. Vinyl plank follows whatever is underneath it, so dips, high spots, damaged plywood or an uneven concrete slab have to be dealt with first. Levelling and subfloor repairs are not part of the base rate and are quoted after we see the floor. Photos of the existing floor help us flag this early. Removal and what you are removing

Removal is priced by the type of floor coming out:

  • Carpet: $0.70 per sq ft in a house or basement, $1.00 in a condo.
  • Floating laminate, click vinyl or floating engineered: $1.30 per sq ft in a house or basement, $1.60 in a condo.
  • Nailed hardwood or nailed engineered: $1.50 per sq ft in a house or basement.
  • Glued-down flooring and tile: priced after we see it, because adhesive and thinset change how long the job takes.

Stairs

Stairs are not part of the per-square-foot floor price. A staircase means nosing, risers and a lot of individual cuts, so we price stairs and stair nosing after reviewing photos or visiting the home rather than quoting a number you could not rely on. If stairs are on your list, mention them in your first message.

Condo rules

Many Toronto condo buildings require a sound-rated floor, a booked elevator and loading area, and set work hours. The planks in our budgets list an IIC 73 / STC 72 rating with the pad attached, but your building's own rules always win, so check them before you order and send us the document if you have it. If a building requires a specific separate acoustic underlay, that becomes an extra line.

Trim, transitions and baseboards

Trim is not in the worked budgets above because it depends on your layout. These are the house rates (condo rates are in brackets):

  • Quarter round: $1.30 per linear ft ($1.60).
  • 4-inch baseboard, remove old and supply and install new, not painted: $2.80 per linear ft.
  • T-moulding, reducer or end cap: $10.00 per linear ft ($15.00).
  • Bathroom doorway transition: $30.00 per door ($40.00).
  • Closet sliding door and track remove and reinstall: $40.00 per opening ($50.00).

For planning, we estimate roughly 0.3 linear feet of trim for every square foot of floor. On 800 sq ft that is about 240 linear feet, so quarter round alone would add about $312.00 in a house. Door shaving, where a door is too low for the new floor, is quoted once we see the door.

How to save on a vinyl flooring project

  • Match the plank to the room. A 6mm plank with a 12mil wear layer is a sensible choice for bedrooms and low-traffic basements. Spend more on the 20mil planks where the floor will take daily abuse.
  • Check the box count before you order. Because boxes are sold whole, a project that lands just over a box boundary costs more than one that lands just under. Our 500 sq ft entry budget uses 23 boxes that cover 543.72 sq ft, for example. Measure carefully and send us the numbers.
  • Keep the old floor if it is sound. Removal is one of the largest lines in the tables above. If your existing floor is flat and bonded, ask whether it can stay.
  • Combine rooms into one order. Delivery is a flat $150 on M-postal-code installs, so the more area it covers, the less it adds per square foot.

How much does it cost to install vinyl plank flooring per square foot in Toronto?

Labour is $1.50 per sq ft for a house or basement and $2.00 per sq ft for a condo at Top Floorings Depot, charged on your area plus a 5% waste allowance. Add the plank itself ($2.66 to $5.08 per sq ft for the planks used in this guide), delivery, any removal, and 13% HST. In the worked examples above that is roughly $5.86 to $8.49 per sq ft before HST with removal included.

Do I need underlayment under vinyl plank flooring?

Not for the planks used in this guide, which have an EVA or IXPE pad attached to the back. Confirm this for the specific product you choose, and check your condo's rules if your building has an acoustic requirement.

How much extra vinyl plank should I order?

Our quotes add 5% to the measured area for waste, then round up to whole boxes. Rooms with many angles, diagonal layouts or lots of closets may need more, which we check when we review your measurements.

Is the labour price different in a condo?

Yes. Installation is $2.00 per sq ft in a condo compared with $1.50 in a house or basement, and removal rates are higher as well. Condo access, such as elevator bookings, is planned into the quote.

Is installation included when I buy vinyl from you?

Installation is a separate service. You can buy planks only, or planks with installation. Delivery is included on installation quotes at the flat rate noted above, and the base installation rate does not cover subfloor repair, stairs, trim, transitions or removal unless they are written into your quote.

How accurate are these budgets?

They are planning figures built from current product prices and our standard rates, not a final quote. Your room layout, subfloor, floor you are removing and trim choices will move the total, which is why we confirm everything in writing after seeing photos or visiting.
