White oak flooring in Toronto comes down to two builds in our catalogue: solid Appalachian white oak in 4 1/4 inch boards milled from a single piece of wood, and our European Oak engineered line, where a real oak top layer sits on a stable core in 6 1/2 inch and 7 1/2 inch planks. Both look pale and modern once down. Material starts at $4.73 per sq ft in our engineered hardwood collection and reaches $6.69 per sq ft on the two solid white oak boards.
Quick answer: your white oak options and what they cost
- Solid white oak: the Appalachian Paisley and Poplin colours, $126.44 per 18.9 sq ft box, or $6.69 per sq ft. The boards are 4 1/4 inch wide, 19mm (3/4 inch) thick, Prestige Grade and nail-down only.
- European Oak engineered: $4.73 to $6.18 per sq ft, from $95.71 per 20.24 sq ft box at the entry tier to $120.00 per 19.42 sq ft box at the top. Widths are 6 1/2 inch and 7 1/2 inch, all 19mm (3/4 inch) thick and nail-down.
- Labour: $2.00 per sq ft for nail-down in a house or basement, $2.80 per sq ft for nail-down plus glue. No published condo rate, so condo installs are priced after viewing.
- Installed before removal, delivery and HST: about $9.12 per sq ft for solid white oak, $7.07 to $9.43 per sq ft for the engineered boards, both with the 5% waste allowance we build into every quote.
- Worked examples: a 500 sq ft house job comes to $5,187.06 in solid white oak or $4,255.58 in the 3mm engineered tier, with 13% HST and no removal or delivery.
What "white oak" covers, and where European oak fits
White oak names a group, not a single tree. The National Wood Flooring Association lists English oak (Q. robur) among the species in the Quercus alba group, and notes that European oak shares many traits with North American white oak without being identical. That is why a board sold as European oak can sit beside solid white oak and look like the same floor.
In our catalogue the two uses of the name are easy to tell apart. Solid white oak is a species field on exactly two products, both Appalachian boards in the Prestige Grade. The European Oak engineered range is one house-brand family of 38 products, 35 of them in stock, in 6 1/2 inch and 7 1/2 inch widths with 2mm, 3mm or 4mm top layers. For how oak compares with maple, see our guide to the four main hardwood species.
Solid Appalachian white oak: two colours, one price tier
Both solid white oak listings are the same board in different stain tones at one price. Paisley is the softer, washed tone; Poplin sits slightly warmer.
| Product | Width | Thickness | Grade | Box price and coverage | Material per sq ft |
|---|---|---|---|---|---|
| Appalachian Paisley White Oak | 4 1/4 inch | 19mm (3/4 inch) | Prestige Grade, semi gloss | $126.44 per 18.9 sq ft box | $6.69 |
| Appalachian Poplin White Oak | 4 1/4 inch | 19mm (3/4 inch) | Prestige Grade, semi gloss | $126.44 per 18.9 sq ft box | $6.69 |
Prices checked October 7, 2026. Box prices and coverage come from our current catalogue.
Nail-down is the only method our record lists for these boards, so they go over a suitable wood subfloor with cleats and no adhesive, and the Poplin white oak colour follows the same rule. At 4 1/4 inch they are narrower than the engineered planks, so a room carries more seams, and in exchange you get a full 19mm of solid oak through the thickness, in the Prestige Grade appearance our Appalachian grade review explains.
European Oak engineered: how the price ladder works
The engineered planks are one wire-brushed character-grade construction. Every colour is 19mm thick, in a narrow and a wide plank. The table picks one colour from each price step.
| Product | Top layer | Width | Box price and coverage | Material per sq ft |
|---|---|---|---|---|
| White Sand | 2mm | 6 1/2 inch | $95.71 per 20.24 sq ft box | $4.73 |
| Natural | 3mm | 7 1/2 inch | $97.00 per 19.42 sq ft box | $4.99 |
| Driftwood | 4mm | 7 1/2 inch | $120.00 per 19.42 sq ft box | $6.18 |
Every 6 1/2 inch colour is the 2mm build at $95.71 per 20.24 sq ft box. Stepping up to the wider 7 1/2 inch plank costs $0.26 per sq ft more in material, and almost all of those colours sit at $97.00 per 19.42 sq ft box. Driftwood is the exception: the one colour at $120.00 per box, $1.19 per sq ft above the rest of the line.
Wear layer and plank width: what they mean for your floor
The top layer is the real oak on the surface, and how much of it you have decides how much work a refinisher can do later. The National Wood Flooring Association says the number of times a floor can be sanded depends on several factors, "including the skill of the contractor, the equipment used, the thickness of the wear layer, the flatness of the floor and the condition of the floor." Our guide to 2mm, 3mm and 4mm wear layers explains the trade-off, and the European oak buying guide covers the finishes.
Installed cost per square foot: solid white oak vs European Oak engineered
Box prices are only half the story, because installation is charged on floor area plus waste. We quote it the same way for both builds:
- Add 5% waste. Waste-adjusted area equals your measured area times 1.05.
- Material. Boxes needed equals waste-adjusted area divided by coverage per box, rounded up to whole boxes; material is boxes times box price.
- Labour. Waste-adjusted area times the rate for your install method and building type.
- HST. Ontario HST of 13% on the subtotal.
Only the labour line differs: the solid boards take the hardwood rate, the engineered planks the engineered nail-down rate.
| Install method | House or basement | Condo | Used for |
|---|---|---|---|
| Nail-down, solid hardwood | $2.00 per sq ft | Priced after viewing | Paisley and Poplin solid white oak |
| Nail-down, engineered | $2.00 per sq ft | Priced after viewing | European Oak engineered planks |
| Nail-down plus glue, engineered | $2.80 per sq ft | Priced after viewing | European Oak engineered over a concrete or uneven substrate |
Adding the 5% waste allowance to material and labour gives the installed figure per sq ft before removal, delivery and HST, which is the number to compare between builds.
| Product | Material per sq ft | Labour per sq ft | Installed per sq ft with 5% waste |
|---|---|---|---|
| Solid Appalachian white oak | $6.69 | $2.00 | $9.12 |
| White Sand, 2mm engineered | $4.73 | $2.00 | $7.07 |
| Natural, 3mm engineered | $4.99 | $2.00 | $7.34 |
| Driftwood, 4mm engineered, nail-down | $6.18 | $2.00 | $8.59 |
| Driftwood, 4mm engineered, nail-down plus glue | $6.18 | $2.80 | $9.43 |
The gap between the entry engineered plank and the solid board is $2.05 per sq ft installed, and $1.78 per sq ft against the 3mm tier.
Three worked budgets you can follow line by line
All three are for a house, use house labour rates, and leave removal out to show the floor itself.
500 sq ft of solid Appalachian white oak, nail-down
Product: Paisley white oak at $126.44 per 18.9 sq ft box. Covered area 500 sq ft, waste-adjusted 525 sq ft.
| Line | Basis | Amount |
|---|---|---|
| Material | 525 sq ft needs 28 boxes × $126.44 | $3,540.32 |
| Installation labour | 525 sq ft × $2.00 | $1,050.00 |
| Underlay | Not required for nail-down | $0.00 |
| Subtotal | $4,590.32 | |
| HST 13% | $596.74 | |
| Total | $5,187.06 |
That is $9.18 per sq ft before HST and $10.37 per sq ft with HST, measured across the 500 sq ft you actually floor.
500 sq ft of European Oak engineered, nail-down
Product: Natural at $97.00 per 19.42 sq ft box. Same 500 sq ft and same 525 sq ft after waste.
| Line | Basis | Amount |
|---|---|---|
| Material | 525 sq ft needs 28 boxes × $97.00 | $2,716.00 |
| Installation labour | 525 sq ft × $2.00 | $1,050.00 |
| Underlay | Not required for nail-down | $0.00 |
| Subtotal | $3,766.00 | |
| HST 13% | $489.58 | |
| Total | $4,255.58 |
Same rooms, same labour rate, $931.48 less in total, almost all of it material. The entry tier at $4.73 per sq ft would take a further $0.26 per sq ft off the material line; for a 6 1/2 inch entry colour beside the solid board, White Sand is the one to price.
800 sq ft of Driftwood European Oak engineered, nail-down plus glue
Product: Driftwood, the one colour at $120.00 per 19.42 sq ft box, installed with adhesive for added hold. Covered area 800 sq ft, waste-adjusted 840 sq ft.
| Line | Basis | Amount |
|---|---|---|
| Material | 840 sq ft needs 44 boxes × $120.00 | $5,280.00 |
| Installation labour | 840 sq ft × $2.80 | $2,352.00 |
| Underlay | Not required | $0.00 |
| Subtotal | $7,632.00 | |
| HST 13% | $992.16 | |
| Total | $8,624.16 |
That is $9.54 per sq ft before HST and $10.78 per sq ft with HST. The glue adds $0.80 per sq ft of labour, or $420.00 on 525 sq ft, so it is worth asking whether your substrate needs it.
Which one fits your project
- Choose solid white oak when the main level sits over a wood subfloor, you want the narrower 4 1/4 inch look, and you would rather pay $6.69 per sq ft now for 19mm of solid oak through the board.
- Choose European Oak engineered when you want the wider 7 1/2 inch plank and the calmer floor that comes with fewer seams, or the substrate rules out a nailed solid floor and the job needs nail-down plus glue instead.
- Choose the 2mm entry tier when the room is a bedroom, a spare room or another light-traffic space, and the saving is better spent elsewhere in the renovation.
- Choose the 3mm or 4mm tier when the floor runs through a busy main level and you want more oak above the core for later refinishing.
- Ask about removal before you compare totals. Our removal rates sit outside the installation rates above and are confirmed with your quote once we know what is on the floor now.
Colour is the other half of the decision, and the tone families do not follow the price ladder. Our solid hardwood colour catalogue shows how far a stain can move a floor.
What these numbers leave out
- Removal of the old floor is a separate line, priced from what comes out and confirmed at quote.
- Delivery is quoted by postal code and confirmed at quote.
- Trim, baseboards and transitions are estimated from measured linear feet and confirmed at quote.
- Stairs, subfloor repair and levelling sit outside any per-square-foot rate; we price them after seeing the floor, often from photos.
- Sanding and refinishing an existing floor is quoted after an on-site look at the wear layer and boards.
- Condo installs of nailed hardwood have no published rate here, so they are priced after viewing the unit. Your building's own rules on access, hours and acoustic requirements are worth checking before you order.
White oak questions from Toronto homeowners
Is white oak flooring expensive compared with other hardwood?
In our catalogue the solid white oak boards are $6.69 per sq ft in material, while the solid hardwood range runs from $4.99 to $9.99 per sq ft. The European Oak engineered planks start at $4.73 per sq ft, so engineered is the lower-priced route to a white oak look.
What does white oak flooring cost installed in Toronto?
Count material and labour and add the 5% waste allowance: solid white oak is about $9.12 per sq ft installed, the engineered boards $7.07 to $9.43 per sq ft, before removal, delivery and 13% HST. Those use our house rates; condo work on nailed floors is priced after viewing.
Is European oak the same as white oak?
European oak sits in the same broad group as North American white oak, and European oak often includes English oak (Q. robur). The two are not identical, so compare the board in front of you rather than the label: width, top layer thickness and grade tell you more.
How wide are the planks in each build?
The solid white oak boards are 4 1/4 inch wide. The European Oak engineered planks are 6 1/2 inch or 7 1/2 inch depending on the colour, and every one is 19mm (3/4 inch) thick.
Can either floor go in a basement or a condo?
That depends on the substrate and the building, not the species. Nailed solid hardwood has no published condo rate with us and is priced after viewing, and any below-grade installation needs the subfloor checked first. Send us photos and room details and we will say which method fits.
