A flooring quote usually arrives as one big number, and one number is hard to judge. Is this a fair quote to replace floors, or is something padded or missing? The way to find out is to rebuild it line by line: material in whole boxes, 5% waste, labour, removal, trim, delivery and tax. Below we do that with the rates behind our flooring installation service for two quotes people ask about: $17,000 for 612 sq ft of engineered hardwood, and $3,500 of labour for 580 sq ft of vinyl plank. Figures like these turn up in homeowner forum threads, so treat them as anecdotes and test cases, not market prices. Our rates are the yardstick here, not a verdict on anyone else's price.
Quick answer: three checks for a fair flooring quote
- Can you rebuild it? Material, labour, removal, trim, delivery and HST should each be a visible line, with 13% HST applied to the subtotal.
- Is labour in a believable range? Our house labour is $1.50 per sq ft for vinyl plank over 300 sq ft, $2.00 per sq ft for nail-down engineered hardwood and $2.80 per sq ft for nail-down plus glue.
- Is every gap named? A total above a line-by-line rebuild should be tied to a specific item such as stairs, subfloor repair or a higher box price.
Built from our rates, the 612 sq ft engineered job comes to $6,828.45 with HST, or $11.16 per sq ft. The 580 sq ft vinyl job comes to $4,453.19, or $7.68 per sq ft.
Step one: material in whole boxes with 5% waste
Flooring is sold by the box, so the material line should show a box count. The method: multiply the area by 1.05 for the 5% waste allowance, divide by the square feet in one box, and round up to a whole box. The table lists the products used in the test cases.

If a quote shows material as a lump sum, ask for the product name, boxes and price per box. A box count that does not match your area times 1.05, divided by coverage and rounded up, means the installer measured differently or left waste out. Step two: labour, removal, trim, delivery and tax
Each of these has its own rate, and a fair quote lets you see which rate produced each figure. These are our current rates for a house, with the condo rate where we publish one.

Stairs, subfloor repair and levelling are not in these rates. They are priced after we see the floor, so no benchmark is given here. Removal of other floor types, such as glued-down floors, is also priced after viewing.
Test case 1: $17,000 for 612 sq ft of engineered hardwood
Take the Villa engineered oak at $97.00 per 19.42 sq ft box, installed by nail-down in a house with an M postal code. The old floor is floating laminate and the baseboards are replaced. Rebuilt from our rates, the quote should look like this:

That is $9.87 per sq ft before HST and $11.16 per sq ft after, measured over the 612 sq ft you actually floor. A $17,000 quote works out to $27.78 per sq ft, which is $10,171.55 above this build.
The gap needs a reason, not a verdict. Suppose the $17,000 already includes HST and everything else matches our lines. The pre-tax figure would be $15,044.25, and the boxes would have to cost about $361.75 each, or $18.63 per sq ft, against $4.99 for the Villa. Either the product is a much higher grade, or the quote contains work our rebuild does not, such as stairs, subfloor repair or levelling. Ask for those items by name, with a price on each.
Test case 2: $3,500 labour for 580 sq ft of vinyl plank
Now the Riche Blonde Sand Oak SPC vinyl at $62.93 per 23.64 sq ft box. Its product title lists an attached IXPE pad, so no separate underlay line is needed. We use the same house, M postal code, old laminate removed and baseboards replaced.

That is $6.79 per sq ft before HST and $7.68 per sq ft after. A $3,500 labour figure for 580 sq ft is $6.03 per sq ft, against a labour line of $913.50 here. Even if the installer's word "labour" quietly covers everything except the boxes, the non-material lines build up like this:
- Installation only: $913.50
- Plus removal: $1,667.50
- Plus baseboard: $2,154.70
- Plus delivery: $2,304.70
Even the full stack is $1,195.30 short of $3,500, before any HST. Ask what the $3,500 covers: if it is labour only, the per-sq-ft rate is the thing to question.
Red flags that show up in the numbers
- One lump sum. With no area, product or box count, you cannot rebuild anything.
- A waste figure nobody can explain. Our default is 5% on material and installation labour, and removal is charged on the original area, not the waste-adjusted one.
- Removal missing or bundled. If old flooring is coming out, it should be a line of its own with a rate per sq ft.
- Unclear HST. Ask whether the total includes 13%. The same quote reads very differently before and after tax.
- Delivery far from a flat rate. Ours is $150.00 for M codes and $200.00 for L codes, so ask what a larger figure includes.
- Stairs, levelling or repair with no description. These are priced after the floor is seen, so the quote should say what was seen.
Why a fair quote can land above ours
A higher total is not automatically a red flag. These reasons move the numbers legitimately:
- Install method. Nail-down plus glue is $0.80 per sq ft above nail-down in a house.
- Postal code. Delivery to an L postal code is $50.00 above an M code.
- Building type. Vinyl labour in a condo is $2.00 per sq ft, and condo nail-down engineered hardwood is priced after viewing.
- Product choice. Riche Driftwood Mist, an 8mm vinyl with a 20mil wear layer, is $3.56 per sq ft, which is $0.90 above the Blonde Sand Oak.
- Floor condition. Subfloor repair and levelling cannot be estimated from a rate table.

What should a flooring installation estimate include?
The measured area, the product with its box count, waste, labour per sq ft, removal, trim, delivery and HST, each on its own line, with anything priced after viewing flagged.
How do I work out a flooring estimate for a kitchen?
Measure the open floor in sq ft and multiply by 1.05. Divide by the coverage of one box and round up. Multiply the waste-adjusted area by the labour rate, then add removal on the original area, trim, delivery and 13% HST.
Is a per-square-foot flooring estimate a final price?
No, it is a budget built from rates. The final price depends on what is under and around the old floor, which is why stairs, subfloor repair and levelling are priced after we see it.
Does a quoted price per square foot include HST?
Ask, because it changes the figure by 13%. In our rebuilds HST is added to the whole subtotal, which is why the engineered example moves from $9.87 to $11.16 per sq ft.
