Vinyl Plank or Laminate Under the Toilet or Around It? Flange Height, Vanities and the Bathroom Doorway

A click-lock vinyl floor stops short of the toilet flange, needs a sealed gap at the tub and vanity, and ends at a doorway transition. Here is how the fixture details change the floor and what the doorway line costs.

A toilet, a vanity and a doorway are three interruptions in one small room, and each one changes where a vinyl plank can start and stop. For a click-lock floor the short version is: pull the toilet, run the planks to the flange with an expansion gap, seal that edge and reset the fixture over the new floor; stop the plank at a fixed vanity, or carry it under a vanity that stands on legs; and finish at a transition in the doorway. That transition is the only fixture-related item with a published rate, at $30.00 per door in a house and $40.00 in a condo.

The planks used here come from our vinyl flooring collection and add between 6mm and 10mm of height. That build-up is the number the whole job turns on, because it decides whether the toilet flange still sits where it should once the floor is down.

LVP under the toilet or around it: the short answer

Under the toilet and under the flange are not the same thing. The plank runs beneath the bowl, but it stops short of the flange, because the flange is a fixed object with a gap around it and a bead of sealant over that gap.

  • Toilet removed: planks run to the edge of the flange opening, with the fixture reset over the new floor.
  • Toilet staying: the plank is scribed and cut around the base, then the exposed edge is sealed and covered.
  • Fixed vanity: the plank ends at the toe kick and the cabinet keeps its place on the subfloor.
  • Vanity on legs: the plank goes underneath, which is the easier cut and the easier swap later.
  • Doorway: the planks end at the transition, so the bathroom and the hallway are separate floor fields.

The flange height decides how the toilet goes back

Measure from the subfloor to the top of the flange before a box is opened, then compare that with the thickness of the plank you want. The planks in the table below cover 6mm, 8mm, 9mm and 10mm builds, so two bathrooms with the same layout can differ by 4mm in finished floor height before anyone touches the fixture.

Oatey's flange guide names the target: the flange should sit on top of the finished floor. Where the new floor leaves it flush or slightly below, the guide calls for a thicker wax ring or flange spacers.

That is the point where the job changes hands. Hire a plumber or confirm the flange detail with the installer before anything is cut, raised or reset, because the drain connection is not a step to improvise on a Saturday morning.

The thickest plank here is also the smallest box, and the thinnest is the largest. A 10mm box covers 11.82 sq ft while the 6mm box covers 23.64 sq ft, which is most of the reason the 6mm plank lands at $1.89 per sq ft against $3.29 per sq ft for the 10mm one.

Height also sets the step at the doorway, where the plank meets a hallway floor that has not moved.

Toilet out, or the plank cut around the base?

Pulling the toilet gives the cleaner floor. The planks cross the whole room to the flange in one layout, there is no scribe line at the base to caulk, and the finished floor carries the fixture at an even height. The trade-off is that the toilet comes off and goes back with a new seal.

Cutting around the base is the option when the toilet stays put, when the shut-off valve or the flange is in poor condition, or when this is a floor repair rather than a renovation. The plank is scribed to the base and the cut edge is sealed, so water at the base cannot reach the subfloor.

Fixture work has no published rate on our card. Pulling and resetting a toilet or a vanity is discussed and priced during the project consultation, with the room and the plumbing in front of us.

Should the plank run under a bathroom vanity?

A vanity on legs is the simple case. The plank goes underneath and the cabinet stands on the finished floor, so a future swap does not leave a bare patch of subfloor in the middle of the room.

COREtec's SPC guidelines cover the harder case: cabinets installed on top of the flooring need that area of material fully adhered to the subfloor, plus 2 ft beyond the cabinet. A vanity set after the floor therefore turns part of a floating field into a glued patch, and the quote has to allow for the adhesive work.

When the cabinet is already fixed and stays, the plank is cut to the toe kick with a gap, and the gap is closed by the toe kick itself or by a bead of sealant. A scribed cut that follows the cabinet profile looks better than a filler strip, and it leaves less of a gap for water to sit in.

The gap at the wall, the tub and the vanity

COREtec's SPC guidelines require 1/4 in. (6.35 mm) of expansion space at the perimeter of a floating floor. In wet areas such as bathrooms, the same document calls for the perimeter of the floor to be caulked with a flexible silicone caulk.

The perimeter of a bathroom is longer than it looks: along the tub apron, around the vanity toe kick, behind the toilet and across the doorway. Sealant goes into the gap rather than over the plank, and it has to stay flexible, which is why silicone is named in the instructions and a rigid filler is not.

Trim hides the gap where there is trim. At the tub apron nothing covers the joint, so the sealant is the finish and the gap has to be even before it is filled.

Where the plank stops at the bathroom doorway

A bathroom floor is its own field, which is why the doorway gets a transition rather than a continuous run into the hall. The transition covers the joint, holds the cut edge of the last plank and gives the floor somewhere to end.

Our bathroom doorway transition is a separate quote line: $30.00 per door for a house or basement, $40.00 for a condo. It does not change with the size of the floor.

Pergo's laminate guide treats the doorway as a wet edge, requiring all expansion spaces at the walls, the doorway transition and fixed objects such as the toilet flange to be sealed with 100% silicone sealant. The doorway bead is the one that is easy to skip, and the one that keeps a bathroom spill out of the hallway.

Laminate in the same bathroom follows stricter sealing rules

Laminate changes the material, not the fixture sequence. Pergo's installation guide states that its laminate can be installed in bathrooms because the surface is resistant to water, provided water is kept from getting under the floor.

The same guide rules out rooms with a floor drain, and it also excludes floors with a sump pump. A bathroom with a drain is therefore outside those instructions, which is worth knowing before the boxes arrive.

One more difference to plan for: the per-square-foot rate quoted here is our vinyl rate. A laminate floor is priced on its own line, so ask for both when you compare the two.

If the material choice is still open, our complete guide to bathroom flooring in Toronto compares the options, and our bathroom renovation flooring picks look at finishes for the same rooms.

What the floor and the doorway cost in a small bathroom

Our vinyl rate starts at 301 sq ft, at $1.50 per sq ft on a house or basement job and $2.00 on a condo job. Most bathrooms on their own are far below that, so installation labour on a small bathroom is priced after viewing, while the plank and the doorway transition can be costed today.

Take a 40 sq ft bathroom with one doorway. The 5% waste allowance takes the order to 42 sq ft, and boxes are rounded up to whole boxes.

Plank Boxes for 42 sq ft Material Doorway transition Subtotal HST at 13% Total before installation labour
Greige Oak 10mm 4 boxes $155.56 $30.00 $185.56 $24.12 $209.68
Cloud White Oak 9mm 3 boxes $105.93 $30.00 $135.93 $17.67 $153.60
Nordic Frost 8mm 3 boxes $111.72 $30.00 $141.72 $18.42 $160.14
Cream Ivory Oak 6mm 2 boxes $89.36 $30.00 $119.36 $15.52 $134.88

Those totals cover plank and the house doorway transition, not installation labour. In a condo the same doorway is $40.00, so add $10.00 before tax and $11.30 with it.

Once the floor is big enough to reach the 301 sq ft threshold, the per-square-foot rate takes over. A 400 sq ft vinyl job is priced on 420 sq ft after waste, so labour is 420 x $1.50 = $630.00 in a house, or 420 x $2.00 = $840.00 in a condo, plus the doorway. The same arithmetic sits behind our flooring installation cost guide, and our vinyl plank installed cost guide runs it for larger floors room by room.

Questions about toilets, vanities and bathroom doorways

Can the plank go down without taking the toilet off?

It can, but only as a cut around the base. The floor under the bowl stays uncovered, the cut edge needs sealing, and the base needs a bead of caulk to close the line. Lifting the fixture is what lets the planks reach the flange opening.

What if the new floor leaves the flange too low?

The usual fix is a flange spacer or a deeper wax ring. That call belongs to a plumber, or to the installer who resets the toilet, and it should be settled before the floor is finished rather than after.

Is the gap around the flange filled with caulk?

Yes, and with a flexible silicone rather than a rigid filler. The flange is anchored through the floor into the subfloor, so the gap around it stays open until it is sealed.

Does a vanity with legs change the plank layout?

It simplifies it. The planks run under the cabinet as part of the same field, with no scribing and no glued patch, and the perimeter gap is hidden behind the legs rather than by a transition.

How much does the doorway add to a bathroom job?

The transition is charged per doorway: $30.00 for a house, $40.00 for a condo, in addition to the floor. A second doorway, such as a closet door inside the room, is charged again.
